Mr. Yap graduated from the University of Malaya in April 1996 with a Bachelor of Arts (Honours) majoring in Economics, after which he was attached to the financial institution of Southern Bank Berhad (now CIMB Bank Berhad). He has obtained various experiences in the banking industry in the sector of loans/credits, etc., for about 1 year. Yap then took up the external examination conducted by The Royal Institution of Surveyors Malaysia. He obtained a diploma (Direct Final Examination) in Property Consultancy and Valuation Surveying from the Royal Institution of Surveyors in Malaysia in 2000.

Mr. Yap joined the profession as a Valuation Executive with Colliers in Malaysia in April 1997 and was promoted to Assistant Manager in 2001 and Manager in 2004. In 2005, he was transferred to Ipoh branch office to manage the branch office for about a year. In the same year, he was promoted to Senior Manager. He was appointed Associate Director in 2006 and Executive Director of the Company in 2012. He left the Company in 2024 and formed Agility Valuers & Property Consultants Sdn. Bhd. (AVPS) to provide more specialized services in property consultancy industry.

Mr. Yap is actively involved in corporate valuations covering various specialized properties and real estate agency practices for all landed and stratified properties.
