WHAT IS THE COST TO MANAGE A SHOPPING MALL? (Shopping mall @ series 7)

In Malaysia, property expenses for managing shopping malls can range into the millions of Ringgit annually, typically amounting to between RM4 to RM8 per square foot per month. These costs are largely influenced by the quality of services, facilities, and amenities provided by the mall. Among the primary expenses, utility bills (covering electricity, water, and heating/cooling) represent approximately one-third of the total costs.

The breakdown of property expenses encompasses various areas, including utilities, maintenance and repairs, security, insurance, management and operational staff, marketing, advertising, and promotions. Additionally, leasing management, tenant support, capital expenditures (such as renovations and upgrades), IT and technology investments, property taxation, legal fees, and valuation costs are also integral components of overall expenses.

We are pleased to share some of our insights into the property expenses of selected shopping malls, based on our findings.
