CARPARK AS ESSSENTIAL COMPONENT OF THE SHOPPING MALLS? (Shopping mall @ series 4)

Property Valuer Malaysia

Carpark bays are a crucial element of shopping malls, playing a significant role in shopper satisfaction, retailer success, and the overall performance and viability of the mall as a retail destination.

A well-designed carpark with an efficient layout, as well as smooth ingress and egress, is essential in attracting shoppers. Ample parking spaces encourage more visitors to the mall, especially in areas where parking is scarce and public transportation options are limited. Malls with adequate parking facilities gain a competitive advantage, attracting higher foot traffic. This increased visitation benefits retailers by providing more potential customers, leading to higher sales and profits. Additionally, super malls often host events and promotions that draw large crowds, and having sufficient parking is key to accommodating these additional visitors. Well-thought-out parking areas, including spaces for people with disabilities, ensure that the mall is accessible to all, promoting inclusivity and catering to diverse needs.

Comprehensive mixed-use developments can benefit from shared parking due to their diverse components. For instance, shopping malls tend to be crowded on weekends, while offices are typically closed at the same time. As a result, parking spaces designated for office use can be made available to shoppers during weekends or public holidays.

The value of car park bays within a super mall or mixed-use development in Klang Valley can range from RM40,000 to RM80,000 per bay, depending on factors such as location, occupancy rates, and parking charges.

Let’s see the below chart which illustrate the availability of carpark bays within the respective shopping malls.
